Choosing Paint for Singapore Buildings: Interiors, Exteriors and Wet Areas

Repainting a hotel corridor, an office pantry or a building façade looks simple until the paint starts peeling, blistering or growing mould a few months later. In Singapore's heat, humidity and heavy rain, the right paint system matters as much as the colour. This guide helps facility managers, renovation contractors and hospitality buyers choose paint by surface and location, and plan the job so the finish lasts.

Think in systems, not tins

A durable paint job has three layers:

  1. Surface preparation: cleaning, repairing and removing loose or flaking paint.
  2. Primer or sealer: to bind the surface and help the topcoat adhere.
  3. Topcoat: usually two coats of the finish paint.

Skipping the primer or applying paint to a damp or chalky wall is the most common reason for early failure. Always check the manufacturer's data sheet for the recommended primer and recoat times.

Choosing paint by location

Location What to look for Finish
Offices, meeting rooms, guest rooms Water-based interior emulsion, low odour, washable Matt or eggshell to hide wall imperfections
Corridors, lift lobbies, back-of-house Scrubbable, high-durability interior paint Eggshell or satin for easier cleaning
Pantries, toilets, kitchens Anti-fungal and moisture-resistant interior paint Satin or semi-gloss
External walls and façades Exterior weather-resistant paint with UV and algae resistance Matt or low sheen
Metal railings, gates, pipework Anti-rust primer plus enamel or protective coating Gloss or semi-gloss
Floors in plant rooms and car parks Floor paint or epoxy coating rated for traffic Depends on slip resistance needed

Interior paint: odour, washability and downtime

For occupied buildings such as hotels, offices and clinics, water-based paints are usually preferred because they have lower odour and dry faster than solvent-based ones. That helps you return rooms to use sooner. If your project or client has sustainability requirements, ask whether the product carries a recognised environmental label such as the Singapore Green Label, and keep the certificate with your project documents.

Sheen affects both look and maintenance. Matt finishes hide bumps and patching but mark more easily. Eggshell and satin are easier to wipe clean and suit high-traffic walls.

Exterior paint: built for sun and rain

External walls face strong UV, driving rain and constant humidity. Choose a paint specified for exterior use with resistance to fading, algae and fungus. Elastomeric or crack-bridging exterior coatings can help on walls with fine hairline cracks, but larger cracks should be repaired first with a suitable filler or sealant.

Timing matters

  • Paint on a dry surface. Check the manufacturer's guidance on minimum drying time after rain.
  • Avoid painting when heavy rain is expected before the paint has dried.
  • On new plaster or concrete, allow it to cure and use an alkali-resistant sealer.

Wet areas and mould

Mould in toilets and pantries usually comes back if you paint over it. Clean the area with a suitable fungicidal wash, let it dry, then use an anti-fungal paint. Improving ventilation helps the result last. Joints around sinks, basins and tiles are better sealed with a sanitary sealant than painted.

Metal surfaces

Remove rust and loose paint with a wire brush or abrasive disc, apply an anti-corrosive primer soon after cleaning, then finish with an enamel or protective topcoat. Galvanised steel needs a primer suited to galvanised surfaces, or the paint may peel.

Estimating quantities

Coverage per litre is printed on the tin or data sheet and varies by product and surface. Measure the wall area, deduct large doors and windows, multiply by the number of coats, then divide by the stated coverage. Rough or porous surfaces absorb more, so allow extra. Order enough from the same batch to finish a wall or room in one go, to avoid slight colour variation.

What to ask the supplier

  • The technical data sheet, with recommended primer, coverage, drying and recoat times.
  • The Safety Data Sheet for storage and handling on site.
  • Whether the product is suitable for the specific surface, such as new plaster, old gloss paint or galvanised steel.
  • Pack sizes, and whether colours are tinted to order, since that can affect lead time.
