The Facility Manager's Spares Checklist: What to Keep in Stock

Most building faults are small: a failed lamp, a flat emergency-light battery, a tripped breaker. They become big problems when the spare part takes a week to arrive. A modest store of the right spares keeps buildings running and tenants happy.
Lighting
- The most common lamp and tube types across your buildings, by base and wattage.
- LED drivers and, for older fittings, ballasts and starters.
- A few complete fittings for areas where downtime matters, such as lobbies, lifts and car parks.
Emergency and exit lighting
- Replacement batteries for your emergency lights and exit signs. These wear out with age, and are the most common failure found during routine tests.

Electrical
- Switches, sockets and wall plates in your building's standard range and colour.
